When we lock up a property that we're not keeping, we send it out to our buyer list within 24 hours. The email has the address, the numbers, photos, and the price we need. No fluff.
You get first look before we shop it publicly, and we only send deals — no marketing, no upsells, no lists rented from third parties.
What we're looking for in buyers: Real cash buyers or hard-money-ready investors who can close in 14 days or less. If that's you, sign up. If you're still assembling capital, come back when you're funded.
Typical deals
Most of what we send is single-family or 2-4 unit properties in Hamilton, priced between $50k and $150k, needing light-to-heavy rehab. Occasionally we'll have a portfolio deal, occasionally a stabilized rental.
